Al Barsha is the hotel district around Mall of the Emirates, and Al Barsha hotels offer some of the best value in Dubai. It sits on the Red Line metro four stops from Dubai Marina and four from Downtown, with Ski Dubai and the mall on your doorstep.

The trade-offs are worth knowing before you book. There is no beach within walking distance, Sheikh Zayed Road is a busy highway that you cross by footbridge, and the streets behind the mall feel practical rather than charming. This guide explains who Al Barsha suits, how the area divides and our pick of hotels for every budget. If you are still choosing an area, start with our guide to where to stay in Dubai.
Is Al Barsha the right area for you?
Al Barsha works best for travellers who care more about value, the metro and a central base than about a sea view.
It suits you if:
- You want good value between the Marina and Downtown
- You plan to use the metro, with a station a short walk from most hotels
- You are here to shop, or have children who would love a day at Ski Dubai
- You are working in Dubai Internet City, two metro stops from Mall of the Emirates
Think twice if:
- You want to walk out of your hotel onto the sand
- You want a promenade or lively streets in the evening
- Most of your plans are in old Dubai and the souks, a long metro ride away
If the beach matters most, look at Jumeirah beach hotels near Burj Al Arab or Dubai Marina and JBR. For the Burj Khalifa on your doorstep, see Downtown Dubai.
The parts of Al Barsha: where to base yourself
Most visitors should stay in Al Barsha 1, the blocks around the mall. The name covers several other districts too, so check the address before you book.
- Al Barsha 1, around Mall of the Emirates. Most hotels in this guide are here, on the inland side of Sheikh Zayed Road. Two are built into the mall; the rest are on Al Barsha Road and the streets behind it, within walking distance of a metro station.
- Barsha Heights (often still called TECOM). A separate cluster of office and hotel towers further along Sheikh Zayed Road towards Dubai Marina. One hotel here is included, clearly marked.
- Al Barsha 2, Al Barsha 3 and Al Barsha South. Mainly residential and further from the metro, so you would rely on taxis.
- Across Sheikh Zayed Road. The coast side is Al Sufouh and Umm Suqeim, with the nearest beaches and Madinat Jumeirah.

Is Al Barsha safe?
For everyday crime, yes: the US State Department says violent crimes and crimes against property are rare in the UAE. In Al Barsha the main thing to watch is traffic.
- Never try to cross Sheikh Zayed Road on foot. Use the metro station footbridges and the covered link into the mall.
- In side streets, cross only at marked crossings. GOV.UK warns that crossing elsewhere is illegal and that drivers often do not stop at zebra crossings.
- At the beach, swim only where there are lifeguards and flags, and never when a red flag is flying.
- Late at night, use licensed taxis (cream with coloured roofs; pink roofs have female drivers) or apps such as Careem and Uber.

Getting around from Al Barsha

The metro is the easiest way around, and most hotels in this guide are within walking distance of a station.
- Metro: Mall of the Emirates station on the Red Line links to the mall by an enclosed, air-conditioned bridge, and InsuranceMarket (formerly Mashreq) is the next stop towards the Marina. Burj Khalifa/Dubai Mall is four stops away, about 15 minutes, and Sobha Realty (formerly Dubai Marina) is four stops the other way. Garmin station, on the way to Downtown, was called Onpassive until September 2026, and signs are being changed until the end of November. See our Dubai Metro guide.
- Taxis and ride-hailing are easy to find. Allow extra time at rush hour, when Sheikh Zayed Road gets busy.
- From Dubai International (DXB): about 25 to 27 km according to hotel listings, roughly 25 to 35 minutes by taxi outside rush hour. The Red Line runs from Airport Terminals 1 and 3 to Mall of the Emirates without a change, in about 35 to 50 minutes.
- From Al Maktoum International (DWC): roughly 35 to 40 km, about 30 to 45 minutes by taxi. Public transport (metro plus bus) takes around an hour and a half. See our tips on Dubai airport services and transfers.

Both are a short taxi ride rather than a walk.

Best time to stay in Al Barsha
November to March is the most comfortable time for beach days, desert trips and the park, and also the busiest and most expensive. From June to September it is very hot and humid, but hotel prices drop, and Al Barsha’s biggest draws, the mall and Ski Dubai, are indoors. See our Dubai weather guide for month-by-month detail.
