Where to stay in Dubai depends on the trip you want. For a first visit, Downtown Dubai puts you next to Burj Khalifa and Dubai Mall; for a beach holiday, choose Dubai Marina and JBR, Palm Jumeirah or the Jumeirah beach near Burj Al Arab; on a budget, Deira, Bur Dubai or Al Barsha give the best value; and for business, stay in Business Bay or the Trade Centre and DIFC district.
Dubai is spread out, and its areas feel very different. Below we compare nine of them side by side, then sum up each one with our top hotel picks from our detailed area guides.

Downtown Dubai: best for a first visit
Downtown Dubai is the best base for a first visit, because Burj Khalifa, Dubai Mall and the Dubai Fountain are all within walking distance. You can walk to the evening fountain shows, the Boulevard’s restaurants and Dubai Opera.
The trade-offs: most hotels are luxury or upper mid-range, there is no beach, and the area around the mall gets crowded in the evenings and at weekends. Burj Khalifa/Dubai Mall station on the Red Line connects to the mall by an air-conditioned walkway. The Armani Hotel Dubai inside Burj Khalifa closed on 1 April 2026 for renovation, with reopening targeted for late 2026; on 21 October 2026, Booking.com showed no rooms for December 2026 or early January 2027.
Top picks:
- Address Downtown: a 63-storey five-star overlooking Dubai Mall and within walking distance of it. Guest rating 9.0/10 (2,204 reviews).
- Hotel Boulevard, Autograph Collection: a four-star in Old Town with balconies and an outdoor pool, which guests score 9.2 for value for money. Guest rating 9.4/10 (3,739 reviews).
- Rove Downtown: a modern budget hotel with an outdoor pool, just outside Downtown in Za’abeel. Guest rating 9.3/10 (9,744 reviews).

Dubai Marina and JBR: best for the beach and nightlife
Dubai Marina and JBR suit travellers who want the beach, restaurants and nightlife within walking distance. The Marina is the cluster of towers around a man-made canal, with the Marina Walk promenade, while JBR (Jumeirah Beach Residence) is the beachfront strip next to it, where The Walk’s shops and restaurants sit beside the sand.
The trade-offs: Downtown and Dubai International Airport are a 30 to 45 minute drive away, the area is busy rather than quiet, and in some towers your view may be the building next door. Two Red Line stations serve the area, Sobha Realty (formerly Dubai Marina) and DMCC (formerly JLT), and the Dubai Tram links them with the Marina and JBR. The metro gets you to Downtown in about half an hour.
Top picks:
- Le Royal Méridien Beach Resort & Spa: a big beachfront resort at the Marina end of JBR, with three pools and 14 restaurants and bars. Guest rating 9.3/10 (1,334 reviews).
- Sofitel Dubai Jumeirah Beach: right on The Walk, with Gulf-view balconies and an outdoor pool. Guest rating 9.2/10 (9,809 reviews).
- Rove Dubai Marina: a budget hotel with an outdoor pool and a gym, a short tram or taxi ride from the beach. Guest rating 9.0/10 (6,558 reviews).
Read our full guide to Dubai Marina and JBR hotels.
Palm Jumeirah: best for a beach resort holiday
Palm Jumeirah is the place for a proper beach resort holiday: most hotels have their own stretch of sand and pools, and Atlantis, Aquaventure World and The View at The Palm are all on the island. Choose the trunk for Palm West Beach and the malls, or the crescent for a quieter stay.
The trade-offs: there are no real budget hotels and no metro, and the crescent resorts are a taxi ride from almost everything else in Dubai. The Palm Monorail runs along the trunk from Palm Gateway to Atlantis (it reopened in July 2026 after maintenance), but for the fronds and the crescent, taxis and ride-hailing apps are the way to get around.
Top picks:
- Atlantis, The Palm: the landmark resort at the centre of the crescent, whose listing includes free daily access to Aquaventure World and the Lost World Aquarium. Guest rating 9.2/10 (18,831 reviews).
- Rixos The Palm Hotel & Suites: an ultra all-inclusive resort on the East Crescent with a private beach and a sea-view balcony in every room. Guest rating 9.0/10 (620 reviews).
- Radisson Beach Resort Palm Jumeirah: a four-star on Palm West Beach with a private beach area and two pools, and the best value-for-money score from guests of the Palm hotels we compared. Guest rating 9.2/10 (10,219 reviews).

Jumeirah beach near Burj Al Arab: best for classic beach resorts
The Jumeirah coast suits a beach holiday at a big resort, with a calmer, lower-rise feel than the Marina. It runs from Umm Suqeim and Madinat Jumeirah, where Burj Al Arab stands just offshore, through the Jumeirah neighbourhoods to La Mer, with public beaches and Souk Madinat Jumeirah along the way. It is not the same place as JBR.
The trade-offs: there is no metro along the coast, so you rely on taxis, and only a handful of budget hotels sit near the sand. Burj Al Arab closed on 15 April 2026 for an 18-month restoration, and Visit Dubai expects it to reopen in October 2027, but the hotels around it are open.
Top picks:
- Jumeirah Al Qasr, Madinat Jumeirah: the palace-style centrepiece of Madinat Jumeirah, on the resort’s private beach, with a supervised kids’ club and, according to the listing, access to Wild Wadi Waterpark. Guest rating 9.2/10 (1,398 reviews).
- Four Seasons Resort Dubai at Jumeirah Beach: a polished beach resort in Jumeirah 2 with a private beach and three pools, about 15 minutes’ drive from Burj Khalifa according to the listing. Guest rating 9.4/10 (955 reviews).
- Rove La Mer Beach, Jumeirah: a budget hotel at La Mer with an outdoor pool; La Mer Beach is nearby, though the hotel is not listed as beachfront. Guest rating 9.0/10 (6,095 reviews).

Business Bay: best for staying near Downtown with more choice
Business Bay is the high-rise district just south of Downtown, built along an extension of Dubai Creek that continues as the Dubai Water Canal. It puts you a short taxi ride from Burj Khalifa and Dubai Mall, with a wider choice of four-star hotels than Downtown, many with canal or skyline views.
The trade-offs: the big sights are 1 to 2 km away, the only metro station (Business Bay, on the Red Line) is on the western edge, and this is a working district of office towers and busy roads, with the beach a drive away.
Top picks:
- The St. Regis Downtown Dubai: on the canal at Marasi Drive, with floor-to-ceiling windows facing Burj Khalifa or the water. Guest rating 9.1/10 (2,739 reviews).
- Park Regis Business Bay: a four-star with an outdoor pool, about 650 metres in a straight line from Business Bay station, so a good pick if you plan to use the metro. Guest rating 9.0/10 (3,503 reviews).
- Citymax Hotel Business Bay: a value option with an outdoor pool; it is rated lower than the others and is about 2 km from the metro. Guest rating 8.2/10 (5,340 reviews).
Read our full guide to Business Bay hotels.
Deira: best for the souks, value and the airport
Deira is old Dubai at its busiest, with the Gold and Spice Souks, wooden abras crossing the creek and dhows unloading at the wharves. It is also the closest part of the city to Dubai International Airport, 10 to 20 minutes by taxi from most hotels, and prices are usually lower than in the beach and Downtown areas.
The trade-offs: there is no public beach, the streets are crowded and the traffic heavy, and many hotels are older buildings. The two metro lines meet at Union, and the Red Line runs direct to Airport Terminals 1 and 3. Park Hyatt Dubai, on the creek, closed in May 2026 for renovation and was expected to reopen in November 2026; on 21 October 2026, Booking.com showed no rooms for November or December.
Top picks:
- Sheraton Dubai Creek Hotel & Towers: floor-to-ceiling windows over the creek, two pools and five restaurants, about 700 metres from Union station. Guest rating 8.7/10 (1,840 reviews).
- Swissôtel Al Ghurair: connected to Al Ghurair Centre, with two pools, a spa and a free shuttle to the beach. Guest rating 8.4/10 (3,827 reviews).
- Rove City Centre, Deira: the best-value pick near the airport, with an outdoor pool, about 500 metres from City Centre Deira station. Guest rating 9.4/10 (5,861 reviews).
Read our full guide to Deira hotels.
Bur Dubai: best for old Dubai and transport links
Bur Dubai is old Dubai on the west bank of the creek: the restored Al Fahidi quarter, the Textile Souk and the creekside promenade at Al Seef, with abras crossing to Deira for AED 1. It is central, with both metro lines and a wide spread of prices.
The trade-offs: there is no beach, the main roads are busy, and the area is spread out, so the old town is a metro or taxi ride from Wafi and Al Jaddaf. The Green Line serves the old town at Al Ghubaiba and Sharaf DG, and the two lines meet at BurJuman.
Top picks:
- Raffles Dubai: the pyramid-shaped five-star at Wafi, with private balconies, skyline views and a spa. Guest rating 9.2/10 (2,256 reviews).
- Al Seef Heritage Hotel Dubai, Curio Collection by Hilton: rooms spread across traditional-style Arabian houses at Al Seef, overlooking the creek, with an outdoor pool. Guest rating 8.8/10 (2,794 reviews).
- Rove Bur Dubai – Healthcare City: our top budget pick in Bur Dubai, with an outdoor pool and a 24-hour gym near Wafi Mall. Guest rating 9.1/10 (4,445 reviews).
Read our full guide to Bur Dubai hotels.
Al Barsha: best for value near Mall of the Emirates
Al Barsha, the hotel district around Mall of the Emirates, is one of the best-value bases in Dubai. It sits on the Red Line four stops from Dubai Marina and four from Downtown, with Ski Dubai and the mall on your doorstep and most hotels a short walk from a station.
The trade-offs: there is no beach within walking distance, Sheikh Zayed Road is a busy highway that you cross by footbridge, and the streets behind the mall feel practical rather than charming. Barsha Heights, often still called TECOM, is a separate district further towards the Marina, so check the address.
Top picks:
- Kempinski Hotel Mall of the Emirates: connected to the mall and next to Ski Dubai, with ski chalet rooms that look onto the slope and two pools. Guest rating 9.1/10 (8,265 reviews).
- Courtyard by Marriott Dubai, Al Barsha: right behind the mall, with a rooftop pool and a 9.3 score from guests for value for money. Guest rating 9.3/10 (7,177 reviews).
- Hampton by Hilton Dubai Al Barsha: a three-star with a rooftop pool and a breakfast guests rate highly. Guest rating 8.6/10 (2,559 reviews).
Read our full guide to Al Barsha hotels.
Trade Centre and DIFC: best for exhibitions and meetings
The Trade Centre and DIFC district is the best base for a business trip: stay by Dubai World Trade Centre (DWTC) for exhibitions and in the Dubai International Financial Centre (DIFC) for finance meetings. The two sit at either end of the same stretch of Sheikh Zayed Road, two metro stops apart, and Downtown is three stops south of World Trade Centre station.
The trade-offs: it is a district of towers and big roads, and the biggest shows fill the hotels early. Several big exhibitions now run partly or fully at Expo City Dubai, so check your venue before you book.
Top picks:
- Waldorf Astoria Dubai International Financial Centre: the highest-rated hotel in our DWTC and DIFC guide, with skyline views from every room and a rooftop pool. Guest rating 9.5/10 (789 reviews).
- Jumeirah Emirates Towers: a 400-room tower hotel with direct access to Emirates Towers metro station, one stop from World Trade Centre. Guest rating 8.9/10 (3,963 reviews).
- ibis Dubai World Trade Centre: a no-frills budget hotel inside the Dubai World Trade Centre complex, next to the exhibition halls; no pool is listed. Guest rating 9.0/10 (4,834 reviews).

Where to stay in Dubai by type of trip
Match the area to the trip: the coast for holidays, Downtown for sightseeing, old Dubai and Al Barsha for value, and Sheikh Zayed Road for work.
- First visit: Downtown Dubai puts the big sights on foot, and Business Bay next door has more mid-range choice. If you also want beach days, split your stay between Downtown and the coast.
- Families: the beach resorts on Palm Jumeirah, at JBR and around Madinat Jumeirah are where you find kids’ clubs, children’s pools and, at a few, a water park. See our family hotels guide.
- Couples: the resorts on Palm Jumeirah and the Jumeirah beach suit a quiet escape; Downtown’s Old Town suits a city break.
- Beach holiday: choose Dubai Marina and JBR for a lively beach, Palm Jumeirah for a resort or the Jumeirah beach for a calmer coast. If you want meals and drinks included, see our all-inclusive hotels guide.
- Budget: Deira, Bur Dubai and Al Barsha have the best value on the metro, and modern chains such as Rove score well with guests. See our budget hotels guide.
- Luxury: the Palm, the Jumeirah coast, Downtown and DIFC have the top hotels. Burj Al Arab and the Armani Hotel Dubai are closed for now, and our luxury hotels guide covers the best of what is open.
- Business: Business Bay or the Trade Centre and DIFC, both on the Red Line.
- Short stopover or early flight: stay in Deira or Al Garhoud near DXB, or in Dubai South near DWC. Without a UAE visa, the transit hotel inside Terminal 3 is the answer. See our Dubai airport hotels guide.
Getting around between areas
The Dubai Metro is the quickest way between most areas, and taxis cover the places it doesn’t reach, mainly Palm Jumeirah and the Jumeirah coast.
- Metro: the Red Line runs from Airport Terminals 1 and 3 through Deira and Bur Dubai, then along Sheikh Zayed Road past the Trade Centre, DIFC, Downtown, Business Bay and Al Barsha to Dubai Marina. The Green Line serves old Dubai on both sides of the creek, and the two lines meet at Union and BurJuman. Stations open at 5am (8am on Sundays) and close at midnight, or 1am on Friday nights.
- New station names: several stations have been renamed, so older maps may not match the signs. Dubai Marina station is now Sobha Realty, JLT is DMCC, and Onpassive became Garmin in September 2026.
- Tram: the Dubai Tram runs along Al Sufouh Road and Jumeirah Beach Road through Dubai Marina and JBR, and links with the Red Line at Sobha Realty and DMCC.
- Taxis and ride-hailing: licensed taxis, Careem and Uber are easy to find. Allow extra time at rush hour, when Sheikh Zayed Road gets busy.
- From the airport: from Dubai International (DXB), Deira is 10 to 20 minutes by taxi and Dubai Marina 30 to 45 minutes outside rush hour. You can also pre-book an airport to city transfer.
For tickets and journey times, see our Dubai Metro guide and our guide to getting from Dubai airport to your hotel.
When is the best time to visit Dubai?
November to March is the most comfortable time, with average daytime highs of about 24 to 31°C, and also the busiest, so book early, especially for Christmas and New Year. From May to September average highs reach 39 to 42°C, so a hotel with a big pool or near a mall, as in Downtown or Al Barsha, makes life easier. See our Dubai weather guide for month-by-month detail.
Is Dubai safe?
Day to day, crime against visitors in Dubai is low, and its airports and most hotels and attractions were open when we checked on 21 October 2026. Governments differ on the regional situation, though: the UK does not advise against travel to the UAE, while the US rates it Level 3, “Reconsider travel”, because of the conflict with Iran and the risk of terrorism, so book flexibly and check the latest advice in our guide Is Dubai safe right now?, which we keep up to date.

Where to stay in Dubai: frequently asked questions
What is the best area to stay in Dubai?
It depends on your trip. Downtown Dubai is the best area for a first visit, Dubai Marina and JBR or Palm Jumeirah for a beach holiday, Deira, Bur Dubai or Al Barsha for value, and Business Bay or the Trade Centre and DIFC district for business.
Where should I stay in Dubai for the first time?
Downtown Dubai, if the big sights matter most: you can walk to Burj Khalifa, Dubai Mall and the Dubai Fountain, and the Red Line links you to the rest of the city. If you want beach days too, split your stay between Downtown and Dubai Marina, JBR or the Palm.
Which area of Dubai is best for a beach holiday?
Palm Jumeirah for a resort with its own beach, JBR for a lively beach with The Walk’s restaurants behind it, and the Jumeirah beach around Madinat Jumeirah for big resorts on a calmer coast.
What is the cheapest area to stay in Dubai?
Deira, Bur Dubai and Al Barsha have the widest choice of budget and mid-range hotels, and all three are on the metro. Budget chains such as Rove also have well-rated hotels near Downtown, in Dubai Marina and at La Mer. See our budget hotels guide.
Is it better to stay in Dubai Marina or Downtown Dubai?
Choose Dubai Marina and JBR for the beach and a lively evening scene, and Downtown to be near Burj Khalifa and Dubai Mall. The metro links the two in about half an hour.
Which area is closest to Dubai airport?
Deira, including neighbouring Al Garhoud: most of its hotels are 10 to 20 minutes from Dubai International (DXB) by taxi, and the Red Line runs direct to Terminals 1 and 3. For Al Maktoum International (DWC), the closest hotels are in Dubai South, and of the main areas Dubai Marina and JBR are the nearest. For a single night, see our airport hotels guide.
