Jumeirah Beach is Dubai’s classic beach-resort coast, running from Madinat Jumeirah and Umm Suqeim, where Burj Al Arab stands just offshore, through the Jumeirah neighbourhoods to La Mer. Jumeirah Beach hotels suit you if you want a big beach resort, public beaches with lifeguards and Souk Madinat Jumeirah close by, with Downtown Dubai a taxi ride away.

It is not the same place as JBR (Jumeirah Beach Residence), the tower-lined beach next to Dubai Marina further west, which we cover in our Dubai Marina and JBR guide. Burj Al Arab itself closed on 15 April 2026 for an 18-month restoration, and Visit Dubai expects it to reopen in October 2027 (Gulf News, 29 September 2026), but the hotels around it are open. The trade-offs are no metro along the coast and only a handful of budget hotels near the sand. Below, we explain how the coast divides up and pick hotels for every budget; our where to stay in Dubai guide compares it with other areas.
Is Jumeirah Beach the right area for you?
It is if the beach is the main reason for your trip and you are happy to get around by taxi.
It suits you if:
- The beach is the point of your trip and you would like a resort with its own stretch of sand
- You are travelling with children and want a big resort with pools and a kids’ club
- You prefer a calmer, lower-rise base than Dubai Marina or Downtown
- You like running by the sea or trying kitesurfing and other watersports
Think twice if:
- You want to use the metro every day: the nearest stations are a taxi ride inland
- You are on a tight budget: there are few budget hotels on or near the beach
- You want bars and nightlife on your doorstep every evening
- You had your heart set on staying at Burj Al Arab, which is closed for restoration and not expected to reopen until October 2027
For a beach with livelier evenings, look at Dubai Marina and JBR. For resorts on the island next door, see Palm Jumeirah hotels, and for better value near Mall of the Emirates, try Al Barsha.
The parts of Jumeirah Beach, from Burj Al Arab to La Mer

The coast splits into four parts, from resort-filled Umm Suqeim to City Walk near Downtown.
- Umm Suqeim and Madinat Jumeirah (the Burj Al Arab end). Home to Burj Al Arab, Jumeirah Beach Hotel, Wild Wadi Waterpark and Madinat Jumeirah, a resort of hotels, waterways and a souk. Sunset Beach is known for its views of Burj Al Arab, and Kite Beach has watersports, a running track and places to eat.
- Jumeirah 1, 2 and 3. A quieter, mainly residential stretch along Jumeirah Beach Road, with cafés and small malls such as Mercato. Jumeirah Public Beach (also called Nessnass Beach) is in Jumeirah 2. Offshore, Bvlgari Resort Dubai sits on Jumeira Bay, a private island joined to the coast by a 300-metre bridge. Guest rating 9.5/10 (399 reviews).
- La Mer and J1 Beach (Jumeirah 1). At the northern end, La Mer is a beachfront dining and leisure district, and J1 Beach, also in Jumeirah 1, has upmarket restaurants and beach clubs. This is the closest part of the coast to Downtown and to Dubai International Airport.
- City Walk and Al Wasl (inland). Not on the beach, but City Walk is a shopping and dining district near Coca-Cola Arena, and Burj Khalifa is under 2 km away.

Is Jumeirah Beach safe?
Jumeirah is a quiet residential and resort area, and official advice for visitors to Dubai is mostly about sensible precautions. Here, the things to watch are the sea, the sun and the traffic.
- Swim only at beaches with lifeguards and flags. Rip currents can happen on any beach, and a red flag means swimming is dangerous.
- After dark, swim only at the lit night-swimming beaches at Jumeirah 2, Jumeirah 3 and Umm Suqeim 1, which have lifeguards on duty.
- Jumeirah Beach Road is busy. Cross only at designated crossings, as crossing elsewhere is illegal, and don’t assume cars will stop at zebra crossings.
- Keep out of the kitesurfing and surf zones at Kite Beach and Sunset Beach, and use licensed taxis or apps such as Careem and Uber at night.
