Business Bay is the high-rise district just south of Downtown Dubai, built along an extension of Dubai Creek that continues as the Dubai Water Canal to the sea. It puts you a short taxi ride from the Burj Khalifa and Dubai Mall, and Business Bay hotels offer a wide choice, many looking over the water or the skyline.

The trade-offs: the big sights are 1 to 2 km away, the only metro station is on the western edge, and this is a working district of office towers and busy roads, with the beach a drive away. This guide compares it with Downtown and picks the best Business Bay hotels for every budget. Still choosing an area? Start with our guide to where to stay in Dubai.
Is Business Bay the right area for you?
Business Bay suits travellers who want to be close to Downtown and the business districts, with more hotel choice than Downtown itself. It suits beach lovers less well.
It suits you if:
- You want to be near the Burj Khalifa and Dubai Mall, with a wider choice of four-star hotels than Downtown has
- You are working in Business Bay, DIFC or at Dubai World Trade Centre, two and four metro stops away
- You like canal views and a waterfront setting
- You want a city break rather than a beach holiday
Think twice if:
- The beach is the main point of your trip
- You want to walk everywhere: distances, big roads and the heat for much of the year mean taxis
- You want old Dubai and the souks on your doorstep
If you would rather step straight out into Dubai Mall, see our Downtown Dubai hotels guide. For work centred on DIFC or the exhibition centre, see hotels near Dubai World Trade Centre and DIFC.
Business Bay or Downtown Dubai: what is the difference?
Downtown is where the sights are; Business Bay sits right next to it and gives you more choice of hotels in exchange for a short ride.
| Business Bay | Downtown Dubai | |
|---|---|---|
| Burj Khalifa and Dubai Mall | Roughly 1 to 2 km away: a short taxi ride or a longer walk | On your doorstep |
| Views | Many hotels look over the canal or towards the Burj Khalifa | Close-up views of the Burj Khalifa |
| Hotels | A wide spread of five-star and four-star hotels, plus a few value options | Mostly five-star, with a handful of four-star hotels |
| Metro | Business Bay station, on the western edge | Burj Khalifa/Dubai Mall station, linked to the mall by a walkway |
The parts of Business Bay
The district falls into three zones, and the one you pick decides whether you use the metro or taxis.
- By Sheikh Zayed Road, near the metro. The JW Marriott Marquis, Park Regis and Paramount Hotel Midtown are each roughly 600 to 700 metres from Business Bay station in a straight line.
- Along the canal: Marasi Drive and Al Asayel Street. The waterfront core, home to The St. Regis, Barcelo, Embassy Suites and Holiday Inn. You get water views, but the metro is 1.5 to 2 km away, so most guests use taxis.
- Bay Square, towards Downtown. The north-eastern side, where the DoubleTree is about 1.3 km from the Burj Khalifa in a straight line.
Hotel listings sometimes use the Business Bay name loosely for places on the edges of the district, so check the map before you book.

Is Business Bay safe?
For everyday crime, yes: the US State Department says violent crime and crime against property are rare in the UAE. In Business Bay the main things to watch are traffic and the heat.
- Cross only at designated crossings or footbridges. Crossing elsewhere is illegal, and drivers do not always stop at zebra crossings.
- Sheikh Zayed Road runs along the western edge. To get across on foot, use the skybridge at Business Bay metro station.
- Keep children close on the canal-side walkways.
- Late at night, use licensed taxis or ride-hailing apps such as Careem and Uber.

Getting around from Business Bay
From the western edge the metro is quickest; from most canal-side hotels, taxis are simpler.
- Metro: Business Bay station is on the Red Line, on the eastern side of Sheikh Zayed Road, and has kept its name through the recent renamings. Burj Khalifa/Dubai Mall is one stop north, Financial Centre (DIFC) two and World Trade Centre four. One stop south, Onpassive was renamed Garmin in September 2026. More in our Dubai Metro guide.
- Abra on the canal: RTA runs a commuter abra (route DC2) linking Al Wajeha, Marasi, Business Bay and Godolphin stations, extended to Sheikh Zayed Road station in the evening, for AED 2 per stop (RTA, October 2026). Departures are not frequent, so check the RTA timetable first.
- Taxis and ride-hailing are easy to find at hotels and at the metro station. Allow extra time at rush hour on Sheikh Zayed Road.

Al Maktoum International (DWC) is usually 45 minutes to an hour by road. See Dubai airport services and transfers, or book an airport to city transfer in advance.
