Downtown Dubai is where the city’s best-known sights sit side by side: Burj Khalifa, Dubai Mall and the Dubai Fountain. Stay at one of the Downtown Dubai hotels around the mall and you can walk out to the evening fountain shows, dinner on the Boulevard or a concert at Dubai Opera without needing a taxi.

The trade-offs: most Downtown Dubai hotels are luxury or upper mid-range, there is no beach, and the area around the mall gets crowded in the evenings and at weekends. This guide explains who Downtown suits, how it compares with Business Bay next door, and our pick of hotels for every budget. If you are still choosing an area, start with our guide to where to stay in Dubai.
Is Downtown Dubai the right area for you?
Yes, if your trip is built around Burj Khalifa, Dubai Mall and the fountain. Less so for beach holidays and tight budgets.
It suits you if:
- It is your first visit and the big sights are top of your list
- You want to walk to shops, restaurants and evening entertainment
- You are working in DIFC or at Dubai World Trade Centre, both a short ride away
Think twice if:
- The beach is the point of your trip: Downtown is inland
- You are on a tight budget, as almost every hotel here is four or five stars
- You dislike crowds: the mall area is busiest on Friday evenings and at weekends
For a beach stay, see our guide to Dubai Marina hotels. To be close to Downtown with more mid-range choice, see Business Bay hotels.
The parts of Downtown Dubai

Downtown is compact, but where your hotel sits changes how busy it feels and how far you walk.
- Around Dubai Mall and Burj Khalifa: the busiest part, with hotels next to or linked to the mall and views over the lake where the fountain shows take place.
- The Boulevard: Sheikh Mohammed bin Rashid Boulevard, the main road through Downtown, lined with hotels and restaurants.
- Old Town: a pocket of Arabian-style buildings around Palace Downtown and The Heritage Hotel, a few minutes’ walk from the Souk Al Bahar shopping centre.
- Opera District: around Dubai Opera, about a 10-minute walk from the metro station.
- The Sheikh Zayed Road edge: closest to Burj Khalifa/Dubai Mall metro station, handy for business trips to DIFC or Trade Centre.
Downtown Dubai or Business Bay?
Choose Downtown if you want to walk to the sights, and Business Bay, right next door, if you want a wider range of mid-range and budget hotels. Note that some Business Bay hotels, such as The St. Regis Downtown Dubai and Hotel Indigo Dubai Downtown, carry Downtown in their names.
| Downtown Dubai | Business Bay | |
|---|---|---|
| Best for | First visits and the big sights | A base near Downtown with more hotel choice |
| Hotels | Mostly five-star, a handful of four-star | A wider spread, from five-star to budget brands |
| Metro | Burj Khalifa/Dubai Mall (Red Line) | Business Bay (Red Line) |
| Feel | Busy and touristy around the mall | Office and residential towers along the canal |
| Walk to Dubai Mall | From most hotels | From some hotels only, so check the map |

Is Downtown Dubai safe?
Downtown is a busy tourist area, and the practical things to plan for are crowds, traffic and heat. UK government advice is to stay alert in busy public places and at events.
- The evening fountain shows and weekends bring big crowds along the Dubai Mall promenade, so keep phones and bags close and agree a meeting point if you are with children.
- Cross the big roads only at marked crossings. Crossing elsewhere is illegal and can be fined, and drivers do not always stop at zebra crossings.
- Expansion works are under way at Burj Khalifa/Dubai Mall metro station, so follow the signed walking routes.
For the latest official travel advice, including the regional situation and what it means for flights, see our guide Is Dubai safe right now?, which we keep up to date.

Getting around from Downtown Dubai
Downtown is easy to reach by metro, and Dubai International Airport is about 20 minutes away by taxi on average.
Metro. Burj Khalifa/Dubai Mall station is on the Red Line, on Sheikh Zayed Road. The Metro Link, an air-conditioned walkway of about 820 metres with travelators, takes you into Dubai Mall: allow 10 to 15 minutes, more at busy times. The station is being expanded, with a temporary staircase building at Exit 1, and its bus and taxi road is closed until the end of 2026. See our Dubai Metro guide.
Taxis. Taxis and ride-hailing apps are the easiest way to reach places away from the Red Line. Traffic around the mall is heaviest in the evenings, at weekends and during big events such as New Year’s Eve, so allow extra time then.
Airports.
| Route | By taxi | By public transport |
|---|---|---|
| Dubai International (DXB) to Downtown | About 20 minutes on average, longer at rush hour | Red Line to Burj Khalifa/Dubai Mall, about 25 to 40 minutes plus the walk |
| Al Maktoum International (DWC) to Downtown | About 40 to 50 minutes, an hour or more at rush hour | No metro: bus F55 to Expo station or N55 to Ibn Battuta, every 30 minutes, then the Red Line |

Things to do near Downtown Dubai

- Watch the Dubai Fountain for free. The nightly shows on Burj Lake are free from the Dubai Mall promenade, or pay for the boardwalk or an abra lake ride: see Dubai Fountain tickets.

- Walk the Boulevard and Souk Al Bahar, then catch a show at Dubai Opera.

Best time to stay in Downtown Dubai
The cooler months, roughly November to March, are the most comfortable for walking and watching the fountain outdoors, and also the busiest. In summer, the air-conditioned Metro Link and mall make Downtown easier than most areas in the heat. It is most crowded around New Year’s Eve, so book early then. See our Dubai weather guide for each month.
Downtown Dubai hotels: frequently asked questions
Is Downtown Dubai a good area to stay in?
Yes, especially for a first visit. You can walk to Burj Khalifa, Dubai Mall and the Dubai Fountain, and the Burj Khalifa/Dubai Mall metro station links you to the rest of the city. It suits beach holidays and tight budgets less well.
Is it better to stay in Downtown Dubai or Business Bay?
Stay in Downtown to walk to the main sights. Business Bay, next door, has a wider range of mid-range and budget hotels, though from some of them Dubai Mall is a taxi ride rather than a walk. See our Business Bay hotels guide.
Are there budget hotels in Downtown Dubai?
Very few. The best-value options are just outside it: Rove Downtown in Za’abeel, or Rove Trade Centre and ibis Dubai World Trade Centre a short ride up Sheikh Zayed Road.
How far is Downtown Dubai from the airport?
From Dubai International (DXB), about 20 minutes by taxi on average, longer at rush hour, or about 25 to 40 minutes on the Red Line. From Al Maktoum International (DWC), allow about 40 to 50 minutes by taxi in normal traffic.
